Rear Extension & Renovation, Hornsey

A rear extension, loft dormer and full renovation, finished in microcement and oak.

Project
House Extensions Hornsey, N8

A rear extension and full renovation of a Victorian terrace. We built a reinforced concrete slab, a steel frame and a flat roof with three large rooflights. The result is an open-plan kitchen, dining and living space that opens onto the garden through full-width glazing. We also built a new open-tread oak staircase with a slatted balustrade, and the loft got a slate-clad rear dormer. The extension, hallway and cloakroom are finished in seamless microcement.

01

Groundworks and slab

We dug out for the extension and laid a damp-proof membrane, then fixed steel reinforcement and cast a new concrete slab across the whole ground floor. This gave a level, solid base for the new kitchen and the microcement floor that finishes it.

02

Steel frame and roof

New steel beams carry the open rear of the house. We then built the flat roof in timber with raised upstands for three large rooflights, and finished it with a waterproof membrane.

  • Steel frame to open up the rear of the house
  • Timber flat roof with three rooflight upstands
  • Waterproof roof membrane
03

Open-plan kitchen and living

The new space runs the full width of the house. The kitchen has an oak island and units with white worktops, the dining table sits under the rooflights, and the living area looks out through full-width sliding glazing onto the garden.

04

The staircase

A new open-tread oak staircase with a slatted balustrade sits under a rooflight. Light falls through the slats down the stairwell, and the stair becomes a feature of the house rather than something closed away behind a wall.

05

Microcement floors

The extension, hallway and cloakroom are finished in seamless microcement. The single continuous surface runs from room to room without thresholds or grout lines, and it keeps the ground floor feeling open.

06

Loft and dormer

Upstairs, a new rear dormer clad in slate adds space to the loft. Inside, we insulated and drylined the walls, with acoustic insulation where rooms meet.
